LAVENDER LODGE

This luxury 3 bedroomed house is situated on private grounds on a private road it has panoramic views across the length of Kenmare Bay, located 2.5 miles from Kenmare town. The house is really beautifully decorated. 

Light-filled throughout, every room has extraordinary views. The property is set on 1.2 acres of land, with c.0.8 of beautifully landscaped gardens and lawn.

Sorry this property in unsuitable for young children.

PRICES INCLUDE UTILITIES, WELCOME PACK, A CELL PHONE, FULL USE OF BROADBAND AT NO EXTRA COST, BBQ ON SITE, OUTDOOR PATIO FURNITURE AND SMOKING IS PERMITTED.

THE ACCOMMODATION

Living room:
The accommodation on the ground floor consists of a large living room with open fireplace,  pictures, windows over looking Kenmare Bay & 3 large size couches.  There is a beautiful antique wall cabinet packed with Waterford Crystal glassware for guests use, a television cabinet with 20 channels.  The size of the living room is (21’2”x13’5”).

Study/sun room:
Leading from the living room is a study/ sunroom.
The Sunroom has a lovely seating area with panoramic views of Kenmare Bay, the gardens and mountains surrounding the town.  The study has a revolving bookcase and is equipped with books to keep avid readers entertained.  However with such an amazing view it is hard to imagine anyone being able to concentrate on reading a book!  The study also has a purpose built computer table with attractive fitted book shelves.

Kitchen/dining room:
The dining area offers stunning views on 3 sides through large windows.  It has wooden floors and a dining table for 6 people.
There is a fully equipped kitchen with ample storage, electric 4 plate hob, oven, dishwasher, microwave, fridge and sink area, all with a tiled floor.(22’1”x9’6”)

Utility room; glass doorway to side patio area, cupboards, worktop counter, large fridge and large freezer, washing machine and a dryer. (8’6” x7’5”) microwave.

Master bedroom:
The Master bedroom is located on the ground floor. Window with views towards Kenmare Bay and Town it also has a second window with views over onto the lofty MacGillycuddy Reeks mountain range.

The master bedroom has a large size bed 6 feet wide x6 foot 6inches long, large amount of fitted wardrobes and dressing table space full-length mirror.  A large ensuite bathroom with bath tub and shower overhead. With views over Kenmare Bay; also has lots of storage space and dressing table.  Both rooms are carpeted throughout.  There is also a television on a pull-out shelf.  Size of room is 14x13 feet.

Entrance hall:

Cathedral height lobby area which provides an attractive entrance way to the house. Storage space under stairs.  Downstairs toilet and washroom with hand basin.
Size  (5’9”x5’4”)

Bedroom 2:
Velux windows with views of Kenmare Bay fitted with black out blinds. Two south-facing windows.  Fitted bookshelves, fitted wardrobes and carpet flooring. Ensuite bathroom with velux windows with view of Bay.  The bathroom has a toilet, a wash hand basin, an electric shower and carpet flooring.  The bed is a 5 foot double bed.  The size of the room is (13’6”x15’7”).

Bedroom 3:
This room is a twin bedroom (2 single beds) and has the same layout as bedroom 2 above with a wider view of Kenmare Bay and also has mountain view.

Outside patio area:
This is a wonderful area with a view of the Kenmare Bay, table and eight chairs – a perfect spot for outdoor eating on fine days.

Heating:
The house has oil central heating.

Directions (via Killarney  from all major routes):

From Killarney: Take N22 (signposted  Cork). After 8 miles turn right on to the R569 for Kenmare (approx 10 mins drive). You enter Kenmare via a one way street called Shelbourne street.  Take left-hand lane on this street until you meet the Post Office. Take a left and after the Suspension Bridge take the right at a minor junction on to the R571, (signposted Castletownbere).  After 0.8 miles turn left at sign for Killaha.  Travel 1 mile on this roadway till you take a left on to a private road signposted Killaha Heights.  Lavender Lodge is listed on this signpost and it is the second house on the left.

LOCAL ACTIVITIES

Kenmare lies approximately 30 minutes drive from a host of sandy beaches and it has a very pretty harbour from where you can swim, fish or take a trip on the "Seafari Cruise" to view the wildlife in the area.

Star Sailing & Adventure Centre


New to Kenmare is the wonderful Star Sailing & Adventure Centre situated on the shores of Kenmare Bay and surrounded by the Caha Mountains just a five minute drive from Kenmare Town Centre.  The range of activities includes Sailing, Kayaking, Sea Kayaking, Windsurfing, Hillwalking, Boat Trips and much more.  There is something to suit all the family.  Guests of Inbhear Sceine can avail of special Dream Ireland discounted rates.  Please enquire with the Centre directly.  For more information visit .

BONANE HERITAGE PARK

The Bonane Heritage Park provides visitors with an 1600 metre walk on gravel paths through 5000 years of history while enjoying some breathtaking scenery. Bonane Heritage Park is situated 10Km from Kenmare on the N71 and is open to visitors all year round.

Golf
Kenmare boasts two super golf courses.  The Ring of Kerry Golf Course is located two miles outside of the town and offers spectacular views of Kenmare Bay from the course itself and also its newly renovated Club House.  Dream Ireland guests may avail of special discounted green fees . 

Kenmare Golf Club is located in Kenmare Town and follows the shores of Kenmare Bay Estuary.   

Angling
There are lots of great fishing spots to choose from around Kenmare including Clonee Lake, Kenmare Bay and the Black Valley.  Permits can be obtained locally.

Hill Walking
The Kerry Way and Beara Way walking routes are ideal for those with an interest in trekking or you could even join the annual summer hike to Ireland's highest mountain, Carrauntouhil.  The foothills of the famous MacGillycuddy Reeks are right on Kenmare's doorstep. 

Diving
Kenmare and its vicinity offers some incredible dive spots and wrecks.  You may even be lucky enough to come across a dolphin or two.  Try-dives are available for beginners and advanced dives for the more experienced.  For more information visit kenmare Bay Diving

Pony Trekking
Pony Trekking is the ideal way to explore the hidden treasures of Kenmare and its hinterland.  Professional lessons are also available for beginners.

Other activities in the area include quad biking, pet farms, craft workshops and bicycle hire. 

KENMARE
Kenmare is known as the jewel in the Ring of Kerry and no wonder with its location between two of the most beautiful touring routes in Europe - the Ring of Kerry and the Ring of Beara.  These make for very enjoyable day trips from Kenmare.

Kenmare is a designated Heritage Town of Ireland and the town offers a huge selection of places of historical interest to visit.  Even strolling around the town is itself a pleasure with Kenmare having received awards from Entente Floral and the award for the Tidiest Town in Ireland in the year 2000. 

Killarney is a 40 minute drive and Cork City is just over an hour's drive. 


DINING & NIGHTLIFE
The town of Kenmare, noted for having the cleanest air in Europe, is a mecca for some of the finest restaurants in Ireland.  You really will be spoilt for choice when it comes to dining out, from bar food to seafood and a range of other types of excellent restaurants to experience.  The nightlife in Kenmare suits all ages and the hospitality with which you will be greeted is second to none.  There is a great selection of pubs and late night bars to choose from with many featuring live music from traditional Irish to rock and modern styles.
